All condominiums in all three buildings have the same basic floor plan. They are all 2 bedroom, 2 bathroom units with a total of 1100 Sq. Ft. plus a screened in lanai that is 12.4’ x 7.5’. All units are very quiet because the common walls between units are made from cement. The only noise you will hear from your neighbors is from the windows and doors on the front and back of the unit.
As you step through the front door, you will find yourself in a large room that includes the kitchen, dining and living areas. This area is 12.5 ft. wide and at least 9 feet high. The back wall of the living area has a large triple sliding door that opens onto the lanai. When both of the sliding panels are fully open, it creates a large opening onto the lanai that is 6.5’ high by 5.4’ wide. Adjacent to the kitchen at the front of the unit is the door to the guest bedroom. Adjacent to the dining area is the door to the large main bathroom. This bathroom also has a utility closet, a washer/dryer laundry closet and a heat pump/water heater closet. Adjacent to the living area is the door into the master bedroom. This bedroom has a large window which looks out onto the nature preserve and commons area. This room also has a double sliding door (buildings 9165 and 9175) or a people door (building 9185) which allows access to the lanai. From the master bedroom you can enter the master bathroom which has a large 3’ by 5’ shower and double sink. From the master bath you can enter the large walk-in closet which is 5.5’ by 6.8’. All windows and doors face east and west which includes the units on both ends of each building which do not have additional side windows.
All top floor units in each building have a vaulted ceiling in the kitchen, dining and living areas. In building 9165, that would be units 301, 302, 303, 304, 205, 206. In building 9175, that would be units 401, 402, 403, 404, 405, 406, 407 and 408. In building 9185, that would be units 201, 202, 303, 304, 305, 306. The vaulted ceiling height varies from 9’ to 14.5’. All other units have a 9’ ceiling throughout.
There are differences in some of the units in building 9185. The building code relative to hurricane protection changed before the final building in Coral Falls was started. The builder chose to meet these new requirements by installing shutter buttons on the outside of all windows that could be reached without a ladder. A closet was built on the lanai to house these temporary shutters and the sliding door from the master bedroom to the lanai was changed to a people door.
All units are different and reflect the originality of the owner in their selection of appliances, furnishings and decor.
